How we protect your money and your data

You are about to put real money into a property you will never hold the keys to. That deserves straight answers. Here is exactly where your money sits, what you legally own, and what we do with your data.

Where your money sits

It goes to escrow, not to us
Your subscription is paid into the deal's escrow account. Strata DXBi never holds your investment on its own balance sheet.
Released only when the raise completes
Escrow releases to the seller at allotment — the moment the property transfers to the SPV and your shares are issued.
Refunded in full if the deal does not fill
If a raise misses its deadline, every investor is refunded with any escrow interest earned.
Payouts only ever reach your verified account
Rent is paid to the bank account we have verified — it cannot be redirected without re-verification.

What you actually own

Shares in the property's SPV
Each property is held by its own special-purpose vehicle. You subscribe for shares in that company and your name goes on its register — this is registered legal ownership, not a promise from us.
One property, one SPV — ring-fenced
Each SPV holds a single asset and its own bank accounts, so one property's problems cannot reach another's investors.
Nothing binds until you sign on paper
Subscription documents are signed in wet ink and checked page by page by our compliance team before any money leaves escrow.

Regulation

Registration details load from the active market configuration.

Title deeds, valuations and registration certificates for every property are published in that property's document vault — you can read them before you invest, not after.

Your data

Encrypted in transit and at rest
All traffic is TLS-encrypted; identity documents and bank details are encrypted in storage.
Seen only by compliance
Your ID and bank details are visible only to the compliance officers who must review them, and every access is logged.
Collected only when it is needed
You can browse every property and read every document without giving us anything beyond an email. Verification is asked for only when you decide to invest.
Never sold
We do not sell or share your personal data for marketing. You can request a copy or deletion of your data at any time, subject to the records we must keep by law.

What we cannot protect you from

Escrow, registration and encryption protect your money and your data — they do not protect you from investment risk. Property values can fall, tenants can default or vacate, and rent can be interrupted. Target returns are projections, not promises, and your capital is at risk. Real-estate holdings are illiquid: the secondary market depends on another investor wanting to buy. Nothing on this platform is investment, legal or tax advice.
