Where your money actually sits

There are five steps between you and the tenant. That is the whole structure.

  1. YouYou put the money in.

Ownership runs left to right. Rent runs back the other way — the tenant pays the company, the company pays you, in the month after it is collected.

  • The company in the middle of that chain owns exactly one property and nothing else. It has no other property, no other borrowings and no other line of business, so nothing that happens to another property can reach yours.
  • Your money goes to a separate escrow account at the bank — an account that only releases funds when the purchase completes, and that we cannot draw on. It does not pass through Strata's own accounts on the way.
  • We take 1% of the rent collected each year. Every rent figure on this page is what reaches you after that fee — nothing is added on later.
  • The title is registered with the Dubai Land Department, the government body that keeps the official record of who owns property in Dubai. The record names the company that owns the property; the register of who owns that company names you.
